Cape Town metro

Winter rain and wind can reveal leaks around roof junctions, windows and exposed walls. A damp indoor patch may also involve condensation, so note whether it follows rain or appears in a poorly ventilated room. Check for returning ceiling stains and peeling paint before covering them with a new finish.

Cape Winelands

Wet winter weather and summer heat put different demands on roofs, exterior paint and timber. Small cracks at joints can allow rain in, while heat can make existing movement more noticeable. Note when a crack, sticking door or damp mark changes so the cause can be assessed before repairs or repainting.

Overberg

On exposed parts of the Overberg coast, wind can drive rain towards vulnerable roof edges and wall joints, while salt air can affect exterior finishes. Inland homes also need sound drainage and attention to damp after winter rain. Note which side of the house is affected and whether stains return during windy weather.

West Coast

Strong wind can test roof coverings and push rain into gaps around flashings and openings. Near the coast, salt air can contribute to corrosion and weathering of exterior finishes. Describe loose coverings or recurring leaks from a safe position and mention whether the problem appears only when the wind comes from a particular direction.

Garden Route

Rain and coastal salt air can leave exposed homes with damp patches, weathered paint and vulnerable roof junctions. Oudtshoorn is inland, where hotter, drier conditions make heat and movement useful factors to discuss when planning repairs. Before replacing a stained ceiling or floor finish, check that any moisture source has been addressed and the underlying surface has dried.

Central Karoo

Karoo heat and cooler nights can cause exposed materials to expand and contract, placing stress on roof joints, timber and coatings. A dry spell can make an existing leak less obvious until rain returns. Note cracked finishes and past leak locations, and check that roof outlets and drainage paths are clear before wet weather.
